Conditions of Hire

1. Payment
To make a reservation simply forward your credit/debit card details to us. Full payment is taken at the time of booking and includes a non refundable deposit of £150.00 (Any offers where your stay is less than this amount, will include a deposit of £75.00). Please see our cancellation policy in case of changes to your plans. On receipt of payment, an acknowledgment email will be sent to you.
2. Cancellation
Once you have booked your stay our agreement is a legal contract and your deposit is non-refundable. If for whatever reason you can no longer stay, any cancellations made more than 6 weeks prior to arrival will receive a full refund minus the deposit payment. Cancellations made less than 6 weeks prior to arrival will be charged the full balance unless the cottage can be relet on the same basis. Cancellations made 7 days or less prior to your arrival will be charged in full. Please remember that your deposit is not refundable under any circumstances. For this reason we strongly recommend that you take out cancellation insurance for any unforseen circumstances, which is inexpensive and can be obtained from any good broker.
3. Arrival & Departure Times
Checkout time is 10am . Arrival is from lunchtime until 8pm however this may be flexible on request. Keys should be collected at an agreed time from Wynnstay House so do let us know what time you would like to arrive so that we can be here to greet you. We will happily show you to the Cottage if you wish.
4. Occupancy
The house is suitable for no more than 4 people – all guests staying must be detailed when the booking is made. Both bedrooms can be set as doubles or twins - please confirm your preference at the time of booking as changes cannot be made on the day of arrival.
5. Care & Cleanliness
Please note that all damage and breakages must be paid for and reported immediately. The cottage should be left in a clean and tidy state however should we feel that above average cleaning and tidying is needed to service the house, extra charges will be incurred to cover this.
6. Liability
We cannot accept liability for loss of, or damage, to the Hirer’s property, baggage or possessions.
7. Pets
We regret we cannot accept pets.
8.Smoking
Please acknowledge the non smoking policy at The Middleham. If the house smells smoky following your departure an additional nights’ charge will be made in order to air the property, plus any further costs incurred including loss of revenue to rehouse subsequent guests.
